In the early 20th century, the property on Lazovsky Lane, now called Konstantin Simonov Street, belonged to Pavel Sergeyevich Okonishnikov, a hereditary honorary citizen. Together with his father, Sergey Petrovich, they managed the trading house "Sergey Okonishnikov and Sons & Co," specializing in manufacturing. Founded in 1876, this trading house was well-known in Moscow, with its office located in the Shuisky courtyard on Yushkov (Nikolskiy) Lane. The family also owned several plots on Bolshaya Yakimanka.

Pavel Sergeyevich was actively involved in public and charitable activities. He was a trustee of various educational institutions and societies, as well as the vice-president of the Imperial Moscow Society for the Promotion of Trotting Horse Breeding, becoming the first representative of the Moscow merchant class in this position. This may have influenced the choice of the plot for the dacha, as Petrovskoye-Zykovo was located near the racetrack and stables.

The village of Petrovskoye-Zykovo, founded in the late 17th century, was located near Tverskaya Road. In 1704, it had 32 male residents. Until the mid-19th century, rural construction was preserved here, but then the construction of dachas and entertainment establishments began. The restaurants "Yar," "Strelna," and "Mauritania" were nearby, and in the early 20th century, "Eldorado" and "Apollo" opened. The incomes of the residents began to depend on receiving dacha owners and workers from these establishments.

Despite the active construction of income-generating houses and industrial buildings, by the 1900s, the area remained dacha-like. In 1902, P.S. Okonishnikov purchased a plot from D.D. Solntsev. In 1903, he received permission to demolish the old buildings and construct a new stone villa. The house was located deep within the plot and was adorned with classical elements.

The basement of the house was residential, and the first floor contained seven rooms and a spacious vestibule. The interiors featured rich finishes, including oak parquet floors and a marble fireplace. The plot also had stables, a gazebo, and a wing for the manager.

In 1905, construction was completed, and the plot was mortgaged to the Moscow City Credit Society. In 1907, the estate passed to Okonishnikov's sister and was later sold to the Lezhnev brothers. In 1917, the debt was repaid, but soon the estate was nationalized.

During the Soviet era, the building was used as housing, a children's clinic, and an organization called "Soyuzdor." In 1996-1997, reconstruction was carried out, and in 1998, cracks appeared due to the construction of a neighboring building. In the early 2000s, during repairs, the building was altered, and some original elements were lost. In 2018, restoration work was conducted.
