At the beginning of the 20th century, Nikolai Semyonovich Kan, a first-guild merchant, financed the reconstruction of an existing building and the construction of a rental property. The project was entrusted to Fyodor Shekhtel, and all work was completed in 1901.

The reconstructed three-story house, with a facade facing Sadovaya-Kudrinskaya Street, became a mansion for the owner and his family. Nearby was a two-story house with a semi-basement level, intended for renting furnished apartments.

N.S. Kan's property is located on a rectangular plot in the western part of the block and is oriented towards three streets: Sadovaya-Kudrinskaya, Bolshaya Nikitskaya, and Malaya Nikitskaya. The facades are designed in the Art Nouveau style characteristic of Shekhtel. The mansion is adorned with female masks with ribbons forming a decorative frieze. Archive photographs show that there was a two-story bay window with a balcony on Sadovaya-Kudrinskaya Street, which was dismantled in the mid-20th century.

The rental house (building 2) is decorated with stucco cartouches featuring floral garlands. In the passage arch, the gate grille with an elegant curvilinear pattern has been preserved.

The last owner of the rental property before the revolution was Countess E.P. Bobrinskaya. The location on Kudrinskaya Square was popular among tenants. The corner building housed a furniture store, a savings bank, women's technical courses, and various offices.

In 2021, a comprehensive restoration of the building was completed. Before the work began, specialists conducted a detailed examination of the structures and facade decorations. The facades were repaired, and the plaster and stucco decor were restored.

N.S. Kan's rental property became a laureate of the "Moscow Restoration-2021" competition.
