The Income House of Odessa Merchant Schwartz in Rostov

On the southwest corner of the intersection of Dmitrievskaya Street (now Shaumyan Street) and Kazansky Lane (now Gazetny Lane) stands an elegant pre-revolutionary building that once served as the income house of Odessa merchant Schwartz. Although the name of the first owner and the year of construction are unknown, it is known that in 1887 it was purchased by merchant of the 1st guild S. B. Schwartz.

Initially, the house was three stories tall and remained so until 1893. After the death of S. B. Schwartz, his son reconstructed the building, making it four stories high. The construction was overseen by the renowned city architect Nikolai Matveevich Sokolov, who may have also developed the original design. By the end of the 1890s, the house acquired its current architectural appearance and became one of the most prestigious income houses, aided by its close proximity to the city's main street, Bolshaya Sadovaya. The first floor housed the editorial office and printing house of the newspaper 'Southern Telegraph.'

In the 1900s, the Schwartz family decided to sell the house, and the new owner became Rostov resident Kulakov. The building was renamed 'Trading House M. O. Kulakov and Sons.' After the change of ownership, new offices opened in the building, but the editorial office of the 'Southern Telegraph' remained on the first floor until 1917. This was not the only income house owned by the Kulakov family; they also acquired the famous income house of Madame Weidenbach.

With the arrival of Soviet power in 1920, the house was confiscated, the two upper floors were converted into communal apartments, and a maternity hospital and hairdresser were established on the first floor. In the 1930s, a bakery opened in their place. During World War II, the building survived, people continued to live there, and the bakery operated, although no repairs were ever made. Today, the house continues to deteriorate without repairs but still retains its architectural uniqueness.
