The old Moscow estate has been known at this site since the late 18th century, likely built by the noble family of Savins, which has been known since the early 18th century. The plot belonged to Premier Major G.N. Savin, and the pediment of the main house was adorned with the Savin coat of arms.

The coat of arms is shaped like a shield: on the right, there is a rafter with three burning grenades and stars, and on the left, apples. Above the shield is a noble helmet with a grenadier cap and ostrich feathers. At the bottom of the shield is the inscription: "For loyalty and zeal."

On both sides of the main house stood wings, which have survived to this day, although in poor condition. The estate was built in the classical style as envisioned by the great architect M.F. Kazakov: stone, strict, without excesses. The two-story house stands on a semi-basement, the pediment is decorated with simple pilasters, and the corners of the house are rounded, giving it elegance. It is possible that the house survived the fire of 1812. In 1817, the estate was owned by Guard Ensign P.G. Savin.

In the mid-19th century, the estate was acquired by former Moscow Governor A.A. Zakrevsky, who rented out the house while living in Italy.

After Zakrevsky, the estate at Razgulya was bought by engineer N.P. Zimin, who registered the purchase in the name of his wife Vera Nikiforovna, who owned the house until the 1917 revolution.

N.P. Zimin graduated from the Imperial Moscow Technical School in 1873 and from 1875 worked on the Moscow water supply. In 1882, he oversaw the construction of the Preobrazhensky water supply, and from 1884 to 1893, he designed the new Mytishchi water supply, which was put into operation in 1892. A feature of the water supply was the Krestovskie towers, designed by architect M. Geppener.

Since the 1910s, Zimin's widow, Vera Nikiforovna, lived in a tenement house on Sadovaya-Chernogryazskaya, renting out the estate.

In the 1980s, there were plans to move the house deeper into the plot. Since 1996, the house has been listed as uninhabited.
