One of the architectural monuments of pre-revolutionary Rostov-on-Don is Kostanaev's apartment house, built in the late 19th century on the city's central street, Bolshaya Sadovaya.

The exact year of construction is unknown, but an analysis of the architectural style indicates the last quarter of the 19th century. Such buildings were characteristic of Rostov at that time: two-story, with shops on the first floor and residential apartments on the second. The trading house of the Yablokov family adjoins the western wall of Kostanaev's house.

Before the arrival of Soviet power, the house belonged to the Kostanaev family: Sergey, Matvey, Kirill, Grigory, and Emmanuel. Various trading enterprises rented the first floor: a haberdashery store of the trading house 'Gavrilov A. S. with Co.', a grocery store 'Br. V. and N. Blandov', and a shop for gold and silver items by Dm. Smirnov. From 1914, the trading house 'Berezhnova G. V. and Co.' was located here. It was a popular place where Rostov residents could purchase goods of various assortments and prices.

After the establishment of Soviet power, the building was nationalized. Initially, the first floor housed a store of the 'Alazan' partnership, then store No. 8 of the Gorkooptorg and a shop for records and gramophones. As of 1959, there were store No. 8 of Gorkooptorg, store No. 69 'Toy' of Gorpromtorg, a watch repair workshop, and a jewelry engraving workshop. In the 1990s, it housed the 'Buratino' store and a currency exchange point. Over time, the building deteriorated, but today it has been restored, and a jewelry store is located on the first floor.

In October 1998, Kostanaev's apartment house was recognized as a cultural heritage site of regional significance and placed under state protection.
