The monuments of resort architecture from the 19th century in Koreiz, located in Crimea, are significant historical objects. One of them was built in 1885 for merchant Ivan Fyodorovich Tokmakov and became a place of residence for many cultural figures of the Russian Empire and the USSR. Today, the preserved structure of the main house is a cultural heritage site.

In the early 1880s, Siberian merchant Ivan Fyodorovich Tokmakov, following doctors' recommendations, moved with his family to Crimea. He purchased a plot of land from Count P. P. Shuvalov, stretching from the foot of Ai-Petri to the sea. On one side was the estate of Prince Yusupov, and on the other, the holdings of the Shuvalovs-Dolgorukovs.

By 1885, the house was completed, and Tokmakov himself participated in its construction, along with Buryat craftsmen from Kyakhta. Between two luxurious palaces, the Pink House of Princess A. S. Golitsyna, later rebuilt for Prince F. F. Yusupov, and the estate of the Shuvalovs-Dolgorukovs, there was a wooden two-story dacha. The only decoration of the dacha was the carved cornices and window frames, while a large carved wooden veranda was located on the southern side. The house was designed with rooms for all members of the large family. The wings and outbuildings, such as the kitchen, stable, poultry yard, and laundry, were situated some distance from the house.

In the summer of 1886, the dacha was occupied by Professor N. S. Zverev from the Moscow Conservatory with his students, among whom was thirteen-year-old Sergei Rachmaninoff, who came to Crimea for the first time. In Oleyz, he created his first nocturne. In 1893, professional revolutionary L. B. Krasin lived in the Tokmakov estate, under unofficial police surveillance and later became a member of the RSDLP. In June 1898, for about ten days, the itinerant artist N. A. Yaroshenko stayed at the estate, during which time he painted four studies: "View of Ai-Petri," "Coastal Stones in Alupka," "Stones and Sea in Oleyz," and "A Quiet Corner near 'Dulber'." At the request of actress M. N. Yermolova, he also depicted a bright little pond with a swan floating in the corner of "Dulber."
