Since the mid-18th century, a vast estate on the even side of 1st Meshchanskaya Street, now known as Mira Avenue, belonged to the first guild merchant and notable citizen Luka Ivanovich Dolgov.

In the past, there was a country estate of the Princes Pozharsky, which later passed to the Dolgoruky princes. After the signing of the Andrusovo Truce with Poland in 1667 and the establishment of the Meshchanskaya sloboda behind the Sretenye Gates of the Earthen City, this estate was purchased by the treasury and divided into sloboda courtyards.

Part of these courtyards, where houses No. 16-20 are now located, was acquired by Luka Ivanovich Dolgov.

Luka Ivanovich successfully arranged the fates of his daughters, marrying them off to renowned architects: Vasily Ivanovich Bazhenov and Yelizvoy Semenovich Nazarov.

By 1770, Dolgov had erected a three-story stone mansion on his land, likely designed by Bazhenov. This house is mentioned in the famous Albums of M.F. Kazakov. It has survived to this day, but after the fire of 1812, it was rebuilt and lost its upper floor (the modern house No. 16 on Mira Avenue).

In 1775, E. Nazarov built another building for his father-in-law next to the first one (now house No. 20), which is a magnificent estate mansion in the classical style.

After Luka Ivanovich's death, the estate passed to his widow Susanna Filippovna (née Arshilevskaya). Later, part of it was sold, but house No. 20 remained in the Dolgov family until 1863, when it was acquired by the famous Moscow doctor and professor G.A. Zakharin. This mansion on 1st Meshchanskaya Street was where Grigory Antonovich spent his last years. In the late 19th and early 20th centuries, the estate belonged to his son Sergey Grigoryevich, who sold the house to the Simbirsk merchant Vasily Afanasyevich Aratskov.

Under Aratskov, the mansion was remodeled by the young architect brothers Vesnins. The facades of the building acquired new Empire decorations. The central part of the facade was adorned with a bay window in the form of a semi-rotunda with a columned portico, and lion-shaped masks appeared on the window stones of the first floor. The windows were enlarged, and the interiors were reconfigured and decorated with new stucco work.

Currently, various institutions and commercial organizations are located here. The building is protected by the state as a cultural heritage site of federal significance.
