One of the rare examples of urban development from the early 20th century in Rostov-on-Don is the residential house of Nikolai Panin. It was built in 1910 by architect Yevgeny Mikhailovich Gulin in the Art Nouveau style, as confirmed by the commemorative plaque. Today, this building is listed as a cultural heritage site of regional significance and is located at 39 Ulyanovskaya Street.

The house has two floors and a rectangular shape. The main facade is distinguished by extreme rustications with attics, while the southeast corner is adorned with a dome topped by a spire. The architectural appearance of the building is emphasized by plaster decor. Pilasters running the full height create vertical divisions on the facade. The windows on the first floor are rectangular, while those on the second floor are topped with semi-circular arches. The window openings are decorated with geometric inserts. The window niches on the second floor are rusticated, and the niches above the windows have a complex profile. The main entrance with double doors is located on the right side of the facade.

The house was built with the funds of the well-known Rostov merchant and Old Believer Nikolai Alexeyevich Panin, who was the elder of the Old Believer community of the beglopopovtsy, now the Russian Old Orthodox Church. The building housed the Old Believer parish, and Panin bequeathed it to the Old Believer Protection Cathedral, which was located opposite. However, after the arrival of Soviet power, the cathedral was closed, and the house was confiscated and used at the discretion of the authorities. Over time, the building deteriorated and lost some details. Nevertheless, the former house of Nikolai Panin has survived and has been listed as a cultural heritage site of regional significance since 1998, remaining an important part of the city's history.
