The building is located at the intersection of Dzhershavin Street and Karl Marx Street, previously known as Namestnicheskaya and Dolgaya. The layout of this urban area was established in the early 19th century, as confirmed by plans from that time, including the 1832 plan. The 1852 Tambov plan shows the plots of the block and the existing buildings. A comparison of this plan with modern topographic surveys indicates that the current structure of the monument building almost completely corresponds to the layout of the mid-19th century, suggesting its construction before 1852.

According to local historical sources, the estate belonged to architect D.A. Kozyrev, who developed the project himself, approved by the City Administration in 1870. In 1913, the estate was acquired by lawyer and public figure P.M. Nazaryev. In 1918, institutions were housed in the building, and in 1930 it was converted into apartments for workers. The estate buildings were also adapted for housing. In the early 2000s, reconstruction of the block began, and a multi-apartment residential building was constructed on the western part of the estate.

Interestingly, the official name of the cultural heritage site of regional significance is "Residential Building: Bolkhovityanov House." However, the state historical and cultural expertise act does not mention who Bolkhovityanov is. There is also no precise information in open sources. Enthusiasts have only discovered scant information that the Bolkhovityanovs were church officials and clergymen in the villages of Lipetsk and Tambov regions in the 18th-19th centuries. Whether they are connected to the architectural monument "Residential Building: Bolkhovityanov House" remains unclear.
