In Rostov-on-Don, there is an ancient house of Lusegen Popov, built in 1890-1891 in the popular eclectic style of that time. According to some sources, the author of this architectural monument of regional significance is the well-known architect Nikolai Nikitich Durbach from Nakhichevan-Rostov.

The mansion is designed in the eclectic style, combining elements of Baroque and Classicism in its decor. The architectural and artistic composition of the facade includes central and side projections adorned with attics. The first floor of the building is decorated with rustication, while the second features stucco and decorative plaster. The portals of the side windows are topped with semi-circular arches with keystones in the shape of female heads. The archivolts of these windows rest on figures of atlantes and caryatids, which were fashionable at that time. The walls of the central part of the facade are decorated with semi-columns and pilasters of the composite order. Above the main entrance, there was a balcony with a canopy. The frieze above the windows is decorated with cartouches and floral ornamentation. Above the central projection rises a mezzanine.

The building has a corridor layout with rooms arranged on both sides. The mansion was distinguished by its rich interior decoration, which has almost not survived to this day. From the central vestibule, a two-flight marble staircase led to the second floor. In the central part of the second floor, there was a hall adjacent to the living room, dining room, study, and bedrooms. The walls of the rooms were decorated with pilasters, and the ceilings were adorned with stucco elements. To the west, Popov's mansion adjoins the former building of the Armenian magistrate.

The two-story mansion was built on the central square of the city of Nakhichevan-on-Don, which is now part of Rostov-on-Don. The house belonged to the well-known landowner and livestock breeder Lusegen Popov, who lived with his family on the second floor of the building. Various offices and shops rented the first floor of the mansion. In 1907, the mansion passed into the ownership of Mannak Mikhailovich Popov, the heir of Lusegen Popov. The new owner of the building was also a well-known businessman and was distinguished by his generous philanthropy.

The usual way of life in this house ended with the arrival of Soviet power. The Popovs were forced to flee, and the building was confiscated by the military-revolutionary committee, which looted the house beforehand and settled in it. Almost immediately, all the interior decoration was destroyed. According to witnesses, the Bolsheviks ruthlessly destroyed both people and the unique stucco of the former Popov mansion's rooms. In 1928, the building became a maternity hospital, which still operates today. Today, the house is included in the list of cultural heritage sites of regional significance, but much has been lost, including the beautiful large canopy over the main entrance.
