In 1894, at the corner of Dmitrievskaya Street, in a new one-story house of the Tarasov brothers, Mikhail Popov's store opened, offering shoes from various factories and styles. Later, he opened three more stores, one of which was located in Ekaterinodar at the corner of Krasnaya and Bazar streets. On the opposite corner, the owner of the Krasnodar shoe factory, Illarion Kotlyarov, purchased the lot and began construction. Mikhail Popov was outraged: "Could Mr. Kotlyarov not choose a location further away from my store?!"

Construction progressed quickly, and by the fall of 1901, a small one-story house stood on the vacant lot. It was adorned with stucco ornamentation along the cornice and featured a decorative quadrangular turret with a shingled roof, topped with a tall metal weathervane. The weathervane, turning with the slightest breeze, indicated the cardinal directions, attracting the attention of passersby.

Illarion Kotlyarov owned a leather factory and produced high-quality and fashionable shoes for men and women, as well as traded leather goods that were in demand. His business thrived.

The unexpected death of I. Kotlyarov changed the situation. In 1908, a sign appeared on the cornice: "Heirs of Illarion Kotlyarov," and the business continued at its usual pace.

In September 1909, the City Duma discussed the issue of Grigory Kotlyarov, Illarion's brother, regarding his right to own the lot, where instead of a soap factory, he engaged in leather processing. The legal commission found that the land previously belonged to the city and was transferred in 1870 to merchant D.N. Skvorikov for a soap factory. The estate of G.V. Kotlyarov and other heirs violated the law. They were offered to purchase the lot or vacate it.

Grigory Kotlyarov tried to prove that he had not violated the agreement, as the lot was inherited, and requested to reduce the buyout price to one ruble. Ultimately, the amount was reduced to three rubles, and they were given a month to purchase it.

Thus, until 1920, two successful shoe stores existed, competing for customers.

After the arrival of Soviet power, the stores closed. A canteen opened in M. Popov's premises, and in I. Kotlyarov's store, pharmacy No. 160, since 1938, No. 5.

Some local historians claim that before the revolution, there was a pharmacy of Moisei Kaplan in this building, but this is not confirmed. The pharmacy of M.M. Kaplan was located at Gogol Street, 71, in the house of I.F. Balabanov, which was destroyed during the war. A bus station was later built in its place.

Today, this building is protected by the state.
