City Estate of the 18th-19th Centuries on 1st Cossack Lane

In the late 18th century, a stone main house with a wooden second floor was built along the red line of the lane, oriented from west to east (modern building 1). It was surrounded by two stone wings, positioned end to the lane (modern buildings 2 of property 6 and building 1 of property 4). Along the northern and eastern borders of the estate, residential and utility buildings were erected, one of which (the former stone storage) later became part of modern building 4. The estate was damaged in the fire of 1812, but some structures survived. The new owner, State Councillor I.A. Novikov, significantly reconstructed the main house, preserving fragments of the basement walls from the old building. The left wing was rebuilt by 1814. Despite the changes, the classicist composition of the estate was preserved.

In 1860, the estate was purchased by honorary citizen A.V. Lepeshkina, who arranged for part of the service buildings to be converted into residential units for rent, turning the estate into a profitable property. In the late 19th and early 20th centuries, the new owner, wealthy merchant Z.M. Persits, lived in the main house while renting out the other buildings as apartments and warehouses. A one-story building (modern building 3), built in the 1900s along the western boundary of the site, was used as cellars and a shed. In 1905, Persits updated the interiors of the mansion. In the 1920s, the estate was divided into two parts: one housed a children's home, while the other became a housing cooperative. In 1935, a standard school was built on the garden territory. In the mid-1990s, a large fire destroyed part of the facades and interiors of the main house.

Today, the buildings of the former city estate on 1st Cossack Lane have been restored. The main house is of greatest interest: it is a rectangular wooden mansion on a stone basement with mezzanines, characteristic of the post-fire period. The main facade of the building features pronounced vertical divisions with a risalit in the center, topped with a complex parapet. The windows are adorned with frames with cornices on brackets, and the window sills contain bas-reliefs depicting griffins, palmettes, and floral ornaments. The windows of the risalit are highlighted with arched pediments. The left wing of the estate is decorated more modestly: a simple cornice, a window sill pull on the second floor, and small niches under the first-floor windows.
