Krapivensky Lane, located between Petrovka Street and Petrovsky Boulevard, likely got its name in honor of Alexei Krapivin, the owner of a house in the 18th century. In this quiet corner near Petrovsky Boulevard, a two-story mansion with a wing has been preserved, built shortly after the fire of 1812 for F. Y. Gass. This is a beautiful example of a modest yet elegant residential house in the Empire style.

The main decoration of the mansion is the balcony on the facade with exquisite cast-iron railings, which is a rarity in our time.

In the 1840s, the estate passed to I. N. Ivanov, a well-known theatrical artist, a student of the famous Pietro Gonzaga, one of the first Russian set designers.

On January 6, 1825, the Bolshoi Theatre opened in Moscow with the prologue "The Triumph of the Muses" and the ballet "Sandrillon," built according to the project of O. I. Bove and A. A. Mikhailov. The artistic design of the prologue was done by I. N. Ivanov. He worked for a long time as a theatrical artist and decorator at the Bolshoi and Maly Theatres, creating sets for many famous operas and performances, as well as developing theatrical machinery for the stage.

Later, the estate on Krapivensky Lane passed to the Katuar family, owners of the neighboring large estate on Petrovsky Boulevard.

The Katuars came from the ancient Lotharingian aristocratic family Katuar de Bioncourt. They arrived in Russia in the late 18th century, fleeing the French Revolution, and were forced to register in the merchant class, engaging in trade. They owned the partnership Trading House "Widow A. Katuar and Sons," which dealt with the supply of foreign wines, tea, and olive oil. The Katuars also owned sugar refineries and brick factories, a silk-spinning factory, and significant real estate in Moscow. The "Katuar" station of the Savyolovsky direction is named in their honor, as nearby was the country estate of composer and professor of the Moscow Conservatory G. L. Katuar.

Today, the estate of F. Y. Gass, I. N. Ivanov, and the Katuars is protected by the state as a cultural heritage site of regional significance.
