Sometimes you can encounter architectural elements of the past that seem to have dissolved in new construction, making their original appearance hard to recognize. House 22 on Bolshaya Polyanka is such an example. But first, it is worth mentioning the street. Originally, it was called Kosmodamianskaya in honor of the Church of Saints Cosmas and Damian, which was located in the Kadashevskaya sloboda. Here, once stretched vast fields, giving the name Polyanka, and in the 19th century, the street was named Bolshaya Polyanka.

Today, in Zamoskvorechye, there is a well-known quarter where the Research Institute of Emergency Pediatric Surgery and Traumatology, also known as Leonid Roshal's clinic, is located. It is situated between Bolshaya Polyanka and Malaya Yakimanka streets. Historically, this was a merchant quarter, including the estates of Chetverikov, Shkarin, and Jakobson, as well as the territory of the Iver Community of Sisters of Mercy with a church and a hospital. Thanks to the hospital, this place remained unchanged for a long time. In 1934, Children's Traumatology Clinic No. 20 opened here. The estates were surveyed and restoration was planned, but nothing was done, and they fell into disrepair. In 2003, construction began on a new building for the Research Institute based on the 20th city hospital, headed by Dr. Leonid Roshal. The question of preserving the historical buildings arose.

A compromise solution was found: to build a new building and preserve part of the estate. They preserved and restored part of the main two-story house with a later third floor. The entrance gates were recreated, and the inner territory became a parking lot for ambulances.

Today, you can see part of the house with its side facade facing Bolshaya Polyanka, while the main facade faces the courtyard. The architecture of the estate was formed in the first third of the 19th century in the Empire style, and in the early 20th century, the house was rebuilt in neoclassicism. This style was restored during the renovation. The facade is adorned with pilasters, the first floor is rusticated, the windows lack trim, and the facade is completed with a classical entablature. The side facades differ: the windows have stone trim and sills. The pylons of the gates are decorated with pilasters, and the new fence is made in the Empire style. Thus, when viewed from Bolshaya Polyanka, the feeling of estate architecture from the 19th and 20th centuries is preserved. The restoration carried out by 'Mosproject, 2' was completed in 2005.
