The income house of N.I. Khvatov, built on Teatralnaya Street at the end of the 19th century, became the location of the Russian Trade and Industry Bank branch in 1898. The bank remained there until the revolution and acquired the building in 1903. In 1911, the building was expanded. On the first floor, there were shops of Sorokin and the partnership of the Sarpinsky Industrialists.

The Khvatov house is designed in the classical style and has a three-story symmetrical composition. The windows of the second floor are semi-circular in shape. The central portico and the side parts of the building are decorated with pilasters, which stand out against the facade. The profiles of the crowning cornice and the belt above the first floor are executed in relief.

The Russian Trade and Industry Bank was among the top five largest banks in Russia and was a leader in the number of branches. It had its own capital of 44 million rubles and deposits of 193 million rubles. The bank actively financed trade turnover and collaborated with the Russo-Asian Bank, whose branch was also located in Saratov.

In the 1930s, the building housed the Research Institute of Physiology of the Upper Respiratory Tract, and in the 1960s, a blood transfusion station. Currently, it is home to the departments of the Saratov State Medical University named after V.I. Razumovsky and the Medical Pre-University. The building is recognized as a cultural heritage site of regional significance.
