One of the most significant and prestigious income houses of pre-revolutionary Rostov-on-Don was a five-story building owned by the Rostov merchant of Greek descent, Charalambos Theophani. Built in 1910, it still impresses with its grandeur today. At that time, it was one of the most expensive buildings in the city, valued at 162 thousand rubles. This amount was considered enormous and exceeded the cost of most residential houses, as well as factories and plants of that era. The house invariably attracted attention.

Charalambos Theophani, the owner of this income house and courtyard complex, had an interesting fate. A Greek by origin, he lived in Rostov-on-Don for a long time, engaged in grain trading and steam shipping. After the revolution, his fate remains unknown, and his house was confiscated and turned into communal housing.

Fortunately, the building survived the Soviet era and World War II. Today, it is listed as a cultural heritage site and is protected from demolition. However, some local historians express concern about the condition of the building, believing that behind its beautiful facade lie problems requiring urgent repairs. Although I have not been inside, the exterior of the building looks stunning.
