I.M. Shaposhnikov's Income House

One of the most beautiful pre-revolutionary buildings in Rostov-on-Don is the income house owned by I.M. Shaposhnikov, the head of a famous merchant family and a significant property owner. It was Shaposhnikov senior who built the first multi-story house in Rostov-on-Don. Among his properties stands out the elegant two-story income house on Nikolayevskaya Street (now Socialist).

Built in the 1890s, the building has a U-shaped form. An attic is located above the southern part, while the northern part is covered with a gabled roof. The facades are adorned with plaster and stucco decor in the neo-Renaissance style. The composition of the facade features two extreme risalits with attics, the western of which emphasizes the main entrance. The central openings of the facade correspond to the dormer windows on the slope of the roof of the attic floor. The architectural appearance of the building is shaped by arcade motifs: enlarged pilasters and large archivolts of the risalits, as well as the floor-by-floor design of door and some window openings. The main elements are complemented by numerous decorative details: rosettes, window sill and frieze plant inserts, decorative locks of the risalits, ornamental lunettes, a complex cornice, and decorative columns at the corners of the risalits.

Initially, the Shaposhnikov house was intended for a shop and renting out residential apartments. During World War I, a private art school run by Chinenov and his wife opened here. After the arrival of Soviet power, the building was confiscated, but the school continued to operate as a state institution, although the quality of education changed. Later, various institutions were housed in the building, including the regional military commissariat.

In our time, the former income house of Shaposhnikov housed the Ministry of Housing and Communal Services of the Rostov region for a long time, but it has since moved. The building is now listed as a cultural heritage site of regional significance and is under state protection.
