One example of pre-revolutionary architecture in Rostov-on-Don is the income house of the Dertkezov brothers, built in 1916 during World War I, which makes it particularly noteworthy.

The building is designed in the style of late modernism, which emphasizes functionality. For income houses, this meant convenience for residents. The stucco and decor on the facade lost their previous significance, giving way to the overall image of the building.

The house belonged to Ilya and Georgy Dertkezov, who were engaged in grain trading and had their own office in the early 20th century. The five-story building was intended for renting out apartments and was equipped with the latest technology: with water heating, sewage, and plumbing.

After the arrival of Soviet power, the building was nationalized, the apartments turned into communal ones, and nothing remained of the previous conveniences. In the following decades, the house fell into disrepair. Today, it is not in the best condition, but it is still residential and included in the list of cultural heritage sites of regional significance.
