The estate in Razdolye is one of the oldest estates of the noble family Losyevs. The first known owner was Guard Ensign Mikhail Petrovich Losyev. Construction of the main house began in the 1770s. Documents from the late 1770s and early 1780s indicate that M.P. Losyev had a manor house, a fruit orchard, and likely a distillery with a production capacity of 600 buckets per year. From this time, the vaulted cellar and a unique one-column chamber made of bricks have been preserved.

In the late 18th and the first third of the 19th century, the house was reconstructed and enlarged, becoming two stories: the first floor was brick, and the second was wooden. The cellar was also expanded. The layout and structure of the house date back to the late 18th century, but the main reconstruction occurred under A.M. Losyev in the 1810s-1820s. Since then, the house acquired features of mature classicism. The main southern facade is adorned with a powerful entrance group with brick columns and a balcony supported by a wooden four-column portico. Details such as stucco rosettes and a semicircle above the balcony door, reminiscent of the window of the Gubarev stone house of the Losyevs, have been preserved. This is the only estate house in the Voronezh region with such rare wooden architecture.

In 1829, A.M. Losyev owned 987 desyatinas of arable land, 100 of hayfields, and 20 of firewood forest. The house had two floors, 20 rooms, and two balconies, and was covered with iron. There were also two wooden wings, a carriage house, a bathhouse, a cellar, a barn, a mill, and gardens. The estate was run thoroughly, with an eye on income for a large family. A.M. Losyev acquired additional lands from relatives and neighbors.

The house had seven sofas, five of which were upholstered in silk and decorated with 'red wood', as well as 18 armchairs and 36 chairs. The furnishings included a chest of drawers, a wardrobe, and a 'shkap' in the girls' room. Linen was stored in 26 chests. Tea was served from two samovars and porcelain cups, while kvass and vodka were poured from decanters. The dining set included silver spoons and dessert utensils.

There were 14 icons in the house, among which were the most revered. The estate included two wings, a carriage house, a stable, an icehouse, barns, a forge, cattle and poultry houses, a horse yard, and a mill.

In the 1880s, the estate was owned by brothers Pyotr and Alexey Andreyevich Losyevs. In the early 20th century, Alexey Andreyevich sought to preserve the traditions of the estate lifestyle, expanding the farm and renting out land. A one-story brick wing with neoclassical elements has been preserved. In 1900, 30 people, including servants, lived in the estate.

In the 1950s-1960s, the estate served as an educational and experimental farm 'Razdolye'. The manor house was used as a school until 2009. After that, the building housed a village club with a library, and there were plans to open a museum. However, in 2010, due to an accident, the ceiling collapsed, and the building was declared emergency. Since then, it has been under threat of destruction. Voronezh scientists and local historians appealed to the governor for urgent repairs.
