At the beginning of modern Shaumyan Street in the center of Rostov-on-Don, at number two, stands a pre-revolutionary income house built in the early last century by entrepreneur Lisitsin. History has not preserved the names of the building's first owners; it is only known that in 1914, the one-story structure was acquired by a wealthy Rostov resident, E. G. Lisitsin. He immediately began reconstruction, and by 1916, the building transformed into a three-story mansion, becoming a prosperous income house.

After the reconstruction, the building acquired a classical style and a solemn appearance. It was located on the corner and marked the beginning of a street that was then called Dmitrievskaya, later receiving the name of the revolutionary Shaumyan during the Soviet era. Little is known about the building's owner: his origins and fate remain a mystery. Besides this house, he built another income house nearby, anticipating significant profits. However, with the advent of Soviet power, private property was confiscated and suffered.

Today, the house has been restored and retains its magnificent exterior, featuring stunning architectural elements on both facades. The building has two doors, and a small well is located in the courtyard. The former income house of Lisitsin is an important part of the city's historical appearance and attracts the attention of passersby.
