The income house, owned by Moscow merchant Kazimir Klingsland, was built in 1902 according to the design of architect Gavriil Ivanov. To this day, the original decor has been preserved in this four-story building with an arch for passage.

Located on Bolshoy Kozi-khinsky Lane, the building is an example of a middle-class income house, which featured five- and six-room apartments. The unique facade, adorned with various artistic elements, draws particular attention. The style of the facade is a rare example of Moscow Art Nouveau, leaning towards symbolism. On the facade, one can see plant and animal motifs: window openings are decorated with sculptures in the form of fox heads, hissing cats with arched backs, and chimeras. There is also a sculptural depiction of the bird Sirin and capitals in the form of female heads in medieval helmets.

From 1910 to 1917, the house was owned by the insurance company 'Russia', and the apartments were rented out. After the revolution, a housing cooperative was organized here. In the 1930s, Soviet playwright Vasily Shkvarkin, known for his comedies and vaudevilles such as 'Harmful Element', 'Strange Child', and 'Simple Girl', lived in apartment No. 11.
